For most people, the purchase of residential real estate is the largest financial undertaking of their lives.  Our real estate attorneys and our real estate paralegals, have many years of experience in assisting clients in the purchase and sale of residential real estate.

Many people do not see a lawyer in regard to the purchase and sale of real estate until after they have already signed a contract.  However, we believe that our clients benefit when they give us an opportunity to review the contract that they intend to sign, so that we may comment on any proposed agreement prior to execution.  In some cases we feel it is extremely important that you consult with an attorney before signing a contract to buy real estate, for example, if you are pursuing a property where the seller is being foreclosed upon, or will require a “short sale” to close the transaction.  We also suggest our clients allow us to comment on any proposed agreement with a real agent or broker before signing any such document.

Once a contract is signed by the parties, our experienced attorneys and paralegals work as a team to represent your interests.

We can provide policies of title insurance to protect your interests in the event that the title to the real property in question proves defective in some way.

At times, we will represent the purchaser and also the mortgage company providing funds for the purchase, and will review the closing documents to see that they follow the terms of the Mortgage Commitment.

Finally, we attend the real estate closing and (where we are representing a purchaser) will record the deed and mortgage instruments in the Land Records.

When we represent the Seller in a real estate transaction, we work with the Seller and the broker to ensure that commitments are obtained from all mortgage holders so that a closing can occur with proper assurances that mortgages and liens on the property being sold will be released.
